Paver Sealing & Restoration

Faded, stained pavers do not need to be replaced — they need to be restored the right way.

Paver Sealing & Restoration

Pavers take a beating in Florida. Constant sun bleaches the color out, rain drives dirt and algae into the joints, and the heat and moisture cycle loosens the sand between them over time. What starts as a clean, sharp driveway or pool deck slowly becomes faded, stained, and uneven. Most homeowners assume replacement is the only fix at that point. In most cases it is not. Proper cleaning and sealing can bring pavers back to a condition that looks close to new — and protects them from deteriorating at the same rate going forward.

The restoration process starts with a thorough cleaning. Pavers need to be pressure washed down to the actual surface before any sealer is applied — dirt, algae, and old sealer residue left underneath a new coat will cause it to fail and peel within months. Once the surface is clean and fully dry, the joints get re-sanded where needed to stabilize the pavers and close the gaps that allow weeds to take hold. Only then does the sealer go on. We have been doing paver work in Sarasota since 2004 and the process does not get rushed regardless of how straightforward a job looks on the surface.

The difference between sealed and unsealed pavers in Florida's climate is significant. A quality sealer locks the color in, slows UV degradation, repels staining, and makes the surface easier to keep clean between service cycles. Most Sarasota pavers need resealing every two to three years depending on traffic and sun exposure. If you are not sure where your pavers stand, we can take a look and give you an honest read on what they need — whether that is a full restoration or just a fresh coat of sealer to get ahead of the wear.

What We Offer:

  • Paver Pressure Washing & Cleaning — Deep cleaning of all paver surfaces to remove algae, dirt, staining, and old sealer buildup before any restoration work begins.

  • Joint Re-Sanding — Polymeric sand re-applied to joints where the original fill has washed out or deteriorated, stabilizing the pavers and blocking weed growth.

  • Paver Sealing — Quality sealer applied to clean, dry paver surfaces to restore color, protect against UV fading, and repel future staining.

  • Driveway Paver Restoration — Full cleaning and sealing of driveway paver surfaces built to handle vehicle traffic and Florida's weather exposure.

  • Pool Deck Paver Restoration — Pool deck pavers cleaned and sealed with products appropriate for wet environments and frequent foot traffic.

  • Patio & Walkway Restoration — Patio and walkway paver surfaces restored to a clean, sealed finish that improves both appearance and longevity.

  • Weed & Growth Removal — Organic growth removed from joints and surfaces during the cleaning process before sealing locks the surface down.

Why Choose Shawn Christie Painting & Pressure Washing for Paver Sealing & Restoration

  • Cleaning First, Always — Sealing over dirty or algae-covered pavers is one of the most common mistakes in this work — and the results fail fast. We clean every surface thoroughly and let it dry completely before any sealer is applied. That is what makes the finish hold.

  • Florida Paver Experience Since 2004 — Sarasota's climate creates specific challenges for pavers — UV intensity, heavy rain, humidity, and salt air near the coast. We have been restoring pavers in this area long enough to know what products and processes hold up here and which ones do not.

  • Joint Work Included Where Needed — Re-sanding joints is not always included when other companies quote paver sealing. We assess the joints during the estimate and include that work in the scope when the pavers need it — because skipping it leads to shifting and weed growth that undoes the sealing work.

  • Honest Assessment Before Any Work Starts — Some pavers genuinely need replacement. If that is the case, we will tell you rather than seal over a problem that sealing cannot fix. Most of the time restoration is the right call — but you deserve an honest read either way.

  • Owner on the Job — Shawn Christie oversees paver restoration work directly. The prep steps that determine the outcome are not left to whoever shows up that day — they get the same attention and oversight as every other job we take on.
